Orlando Area.  This recently renovated Sunoco gas station is located on one of the busiest roadways in central Florida with a traffic count of 73,000 vehicles per day (roughly 30,000-35,000 vehicles on this side of the road).  It also has a tremendous amount of houses directly behind the location.  It is set up with an updated 1,700 SF store, 3 MPDs (6 vehicles can pump at once), counter area designated for fast food, room for hand car wash or Uhaul rental.  The store was recently updated with new floor/wall tiles, newer cabinets, newer counter tops, newer ceiling tile, light motion censor in restroom, storm shutters, repainted exterior and video surveillance system.  It was just retrofitted with brand new wrap-around Sunoco imaging on the canopy, new imaging on the MPDs and around the building. They are also installing a brand new LED price sign up front.  It is owned by a private landlord (not an oil company) who will charge a very low rent as long as the buyer is highly qualified with experience and financial strength.  The station will come with a very competitive rack deal with all profits going to the tenant with an additional rebate incentive.  $20,000 Lease Fee.
